SEALING YOUR PROPERTY

Dear Customer:

Thank you for choosing M & S Paving and Sealing for your pavement needs. We hope this letter provides you with answers you may have about the procedure and expected results of the finished job.

Prior to the day of seal coating, we need the owner/property manager to take care of the following:

  • Winter sand picked up; this includes any heavy accumulation of sand/dirt/leaves. Although we do thoroughly clean the pavement, we are limited to blowing and brooming the surface.
  • Any overgrown vegetation, trees, shrubbery, etc. should be cut back.
  • Dumpsters to be emptied and placed off of the pavement. Remove everything else—such as pallets and barrels—off the pavement.
  • Sprinklers turned off a day before; the pavement needs to be dry for proper application.

We will provide an experienced crew and dependable equipment to assure the job is done as scheduled. We will barricade the area from vehicles entering. While the lot is being cleaned, it may be dusty and noisy, but this usually only takes about an hour or two. We will edge around any buildings, concrete curbing, curb stops and planters. There will be no sealer on anything except for the pavement.

Prior to sealing, we will make a sketch of the pavement markings. They will be replaced exactly the same unless otherwise specified. Faded markings that cannot be seen may not be noted, so we suggest you also make a sketch and note this to our crew.

The most important part of sealer curing is the sun. It takes approximately 15-30 days for the coating to fully cure out. Areas that do not get much sun will take longer to dry and cure. During the curing process, the sealer is a bit soft and may experience “tracking”; tire marks in the coating. Tight turning of power steering, especially on very hot days causes this. This is very common, and will eventually blend in as the sealer cures. It is very helpful if people do not make tight turns on the newly sealed pavement for at least a month.

The best results are achieved by keeping cars off of the newly sealed area for 2-3 days. While this is not possible in every case, it is very important to keep traffic off the new coating at least overnight. Traffic allowed on sooner than that may result in premature wear.

Although the sealer may have an odor to it for the first 2-4 weeks, all of the materials we use are environmentally safe and non-carcinogenic. The smell associated with coal tar sealer tends to lessen as the curing process progresses.

Where cracks have been sealed with hot rubber, the sealer may flake off of the rubber. This is because the rubber is flexible, as it should be, and the sealer is not. Please also note that the hot rubber tends to settle in the crack, usually less than 1/8” depending on the width and depth of the crack. The purpose of crack sealing is to keep water from entering the crack. It is the best known repair, short of re-paving.
